Welcome to Lighthouse Landing Estates
Your Strata Council, fellow unit owners and tenants would like to extent a warm welcome to you at Lighthouse Landing Estates, aka VIS 5801, and wish you many happy years at 5300 Gainsberg Road. We all enjoy the benefits of living in a well-maintained, friendly complex, and we look forward to getting to know you and welcome your input as you get to know us.
This webpage has been put together by your Strata Council to help answer some questions you may have upon joining the Lighthouse Landing Estates community.
Strata Council
The Strata Council represents the Corporation and is the delegated authority of the Corporation for the implementation of maintenance and repairs of common assets and facilities, enforcement of bylaws, financial operations, record keeping, court actions and arbitration, forms for real estate transactions, service contracts, insurance and emergencies, convening of council meetings and general meetings, and overall general operations of the Corporation as set out by the Strata Property Act.
Strata Council members are a volunteer group of owners who are helping to make our community a great place to live.
For more information and a list of current council members, visit the LLE Strata Council page.
You can contact Council via the Contact Us page.
Communications:
The Strata Council posts information and notifications on this website. All subscribers are automatically notified by email. You can view current and past notifications on the Posts webpage. For more details, please visit the Communications page.
Committees:
In addition to Strata Council, owners and tenants may belong to Committees established to enhance our community. Examples of committees are the Waste Water Management Committee, Financial Review Committee, Social Committee, the Bylaws Committee, and the RV Parking Committee. Each year at the Annual General Meeting, volunteers are sought for both the Strata Council and Committee membership. We encourage all owners to actively participate by attending the Annual General Meeting and volunteering for the Strata Council. The more people get involved, the better the community becomes. Find out more about the volunteer roles and responsibilities on the Volunteers page.
Minutes:
Within two weeks of the monthly Strata Council meeting, Minutes will be posted on this website and a link sent to subscribed owners via e-mail. We encourage you to review the Minutes and let a Council Member know if you have questions about the Minutes and/or input for the next meeting.
Community Living:
At Lighthouse Landing Estates we strive to meet the needs of all owners and tenants by ensuring that the rules and regulations of the Strata are applied and enforced equitably and to the benefit of our community. Joining a Strata neighbourhood includes the responsibility to follow all the Strata Bylaws and Rules as well as respecting all common property. By making yourself familiar with, and adhering to, the Bylaws and Rules, and by assisting to maintain our property value, we all benefit.
Forms:
Forms, such as the Request and Undertaking form and Maintenance Work Orders, can be found in the Forms section of this website.
Standards Regarding Exterior Changes to Property:
All Strata organizations have rules prohibiting:
- changes to the exterior of the units, such as painting the trim, and
- erecting of any structure, for example: a fence, deck, or swing set
without the express approval of the Strata Council.
Please do not make any changes to your yard, exterior walls or garden, without first approaching the Strata Council in writing and awaiting their approval. Changes made without the approval of the Council can be removed by the Council at the expense of the owner. This rule helps to maintain the value of our collective property by insuring that no owner can change the standard look of the complex without prior approval. The Request and Undertaking Form is available on the Forms page should you wish to make changes.
Common and Limited Common areas:
The common property surrounding our units is for the use of all owners. Owners are to ensure their watering system is turned on when required as they are responsible for watering the lawns in front of, beside and behind their units. All other yard maintenance such as grass cutting, tree trimming and general maintenance are covered as part of your monthly maintenance fee. Trees may not be removed by owners.
Any approved changes to limited common areas, such as personal gardens and decks, must be maintained by the owner and all subsequent owners at no expense to the Strata. When moving into a unit, it is your responsibility to insure that you are aware of what the Strata will maintain and what has been added by previous owners.
Responsibility for your Strata lot unit:
It is important to thoroughly assess any damage to the interior and exterior of your unit prior to purchasing it and before moving out. Owners are responsible for all interior maintenance of their units. They are also responsible for any damage caused to the exterior of their unit. Damage, for example, caused by barbecues placed too close to a deck or siding must be paid for by the current owner, regardless of when the damage occurred. Dents to garage doors, accidents causing harm to siding or damage to garden sprinklers and so on, must be repaired by the Strata Council, but will be paid for by the unit owner.
Safety:
Please drive SLOWLY—the Bylaws have set the speed limit to 20 km/h within the strata property. If you observe a community member abusing property, leaving refuse or not adhering to the rules and regulations, please speak to a Council member who can then tactfully discuss the issue with the persons involved. Suspicious behaviour or the observation of strangers frequenting the complex should be reported to the police.
Septic Care:
We are responsible for our own septic disposal system. This involves all of us using safe septic practises and being aware of what is permissible to put down our sinks and toilets, and what can be very harmful and thus very costly for us. In particular, please do not put any oil or fat down your drains (mop up first with a paper towel before cleaning), use liquid dish washing (hand and machine) and liquid laundry soaps. Avoid strong chemical cleaners as they will seriously affect the efficiency of our system. Please familiarize yourself with further information on this website: Maintaining Your Septic System.
Sprinkler Systems:
All units are equipped with a sprinkler system that controls the watering of the lawns and flower beds adjacent to your unit. For info on operating the system, please refer to:
- Hunter X-Core Manual (PDF)
- How-To video on operating your sprinkler system (YouTube)
FireSmart:
We are working towards being a FireSmart community by reducing fire hazards such as removing deadfall in the RV Storage area and implementing rules regarding installing flammable plants and fences next to our units. Visit our FireSmart page for more info.
Pets:
Pets must be kept under the care and control of their owner at all times and may not be left free to roam off leash in the complex. Your pet waste must be immediately cleaned up. If pet waste is not kept to a minimum the Strata Council will have the area cleaned at the expense of the owner and the owner may be fined.
Parking:
Please do not park on the road within the complex. Access must be maintained at all times for fire and other emergency vehicles. Please use your garage when possible or park on the skirt of your driveway.
For visitors, there are a few spots labelled “Guest Parking” for short term parking. Residents and guests may not park in visitor parking for longer than two weeks without the prior written permission of the Strata Council. Please see Bylaws for more information.
Owners who park on the road or in visitor spots may have their cars towed at their own expense.
Social Events and Activities:
Our complex hopes to hold a number of events each year, these include:
- Landscaping Work Parties
- Maintenance Work Parties
- Christmas Party
- Spring Community Garage Sale
Participation is voluntary.
Residents are also welcome to help organize other events that may be welcomed by others. There are many in the complex who presently enjoying the activities such as golfing, boating, fishing and curling, as well as other outdoor pursuits.
You may wish to join the Facebook page that has been established by Lighthouse Landing Estates owners.
We have a fire pit and barbecue area at Milligan’s Pond located at the south end of the property.
There are two ponds on the complex. Department of Fisheries has stated that NO SWIMMING is permitted in either of the two ponds located on the property. Fishing with a valid B.C. Freshwater fishing licence using a barbless hook is permitted, but the ponds are designated as CATCH AND RELEASE, therefore any fish caught must be released back into the pond.
