Door Windows

Front Door Windows

Over the years front door glass panels loose their seal and need to be replaced. Unfortunately, neither of the two glass patterns currently (in 2025) in the front doors throughout the strata are still available, therefore owners may select their own pattern of replacement front door glass as long as it conforms to the current style of clear and/or frosted glass with pewter-coloured leading. Coloured glass is not permitted, except for small panels of black glass which would match the black-painted doors. The glass must be chosen from the options available from the supplier of Council’s choice and Strata will pay up to a maximum amount set annually by Council. Should an owner wish to select a more expensive option, the owner may do so if they pay the difference in cost. This way all front doors will still “match” but will have their own uniqueness. If an owner also wishes to change their sidelight(s) to match their new main glass, they may request that strata facilitate that change at the same time at the expense of the owner.

If any owners wish to replace undamaged front door glass or undamaged sidelights, they may do so at their own expense as long as they stay within the style parameters named above. Replacing undamaged glass would require the owner to submit Alteration Agreement and Assumption of Liability forms. Note: if an owner pays to have their undamaged sidelight(s) changed at the same time as their damaged main glass, they will not require an Alteration Agreement.

In 2025 the maximum amount that the Strata Corp will pay for replacement glass is $600 for the large panel and $400 for a sidelight panel. The Strata is currently using glass from Trimlite.com.

Visit Trimlite to select your top three choices of glass panel and give the names to the Maintenance Officer, who will get pricing and availability on your three selections.

Windows with enclosed blinds

Windows with blinds between the glass panes fail three times as often as regular windows. It is felt that the strata should not be responsible for the consequences of an upgrade, therefore, going forward (2026), the strata will not take responsibility for the future replacement of any new installations of windows with blinds enclosed in them. When they fail, the strata will replace currently existing windowpanes with enclosed blinds with regular windowpanes (without internal blinds).

If an owner chooses to have windows with blinds inside, they will have to sign an Assumption of Liability form for those windowpanes. As is the current practice, the owner will pay for the difference between the cost of clear windowpanes and windowpanes with blinds.
