Rules for Community Living
Strata Legislation Applies to All Stratas
Strata living requires owners and residents to follow the BC Strata Property Act, Regulations and the strata corporation’s Bylaws and Rules. For more information on living in a strata, visit the BC Government website.
About Rules
Rules can be created to govern the use, safety and condition of the Common Property and common assets. Rules MAY NOT govern the use of strata lots, only bylaws can govern the use of strata lots. If a rule conflicts with a bylaw of the strata corporation, the bylaw prevails.
A strata council can create a rule without consulting owners and it applies to owners, tenants and visitors until the next Annual General Meeting (AGM), or Special General Meeting (SGM) if the SGM occurs before the AGM. At the general meeting, the rule must be ratified by a majority vote or it ceases to have effect.
Lighthouse Landing Estates Rules
In order to ensure the owners/residents of Lighthouse Landing Estates have the opportunity to participate in the peaceful enjoyment of our development, your Strata Council, following the principle of good business practises, adopted the following recommendations of the Strata Council Bylaws Committee at the Strata Council meeting of December 7, 2006 and amended them at subsequent AGMs.
By adopting these rules, your Strata Council demonstrated a “best effort” approach to ensure the maintenance, value, appearance and administration of Lighthouse Landing Estates. General Rules are listed on this page and Rules for the Septic System, R.V. and Trailer Storage area and Utility Trailer Use are listed on their own pages, which you can access via links in the text below or the Rules drop down menu.
