Landscaping Responsibilities

Landscaping  Responsibilities

Lighthouse Landing Estates sits on approximately 12 acres of land. The Strata Corporation employs a Landscaper Contractor to help manage our grounds, however, under the Bylaws and the Rules some responsibilities are assigned to the unit owners.

This purpose of this page is to outline the responsibilities of the Owners AND the responsibilities of the Landscaping Contractor.

Complaints:

  • Any concerns that strata owners may have with respect to contracted landscaping services must be directed to the LLE Landscaping Representative on Council in writing or use our online form. Strata owners must not speak to the Landscaper Contractor or their employees or to the Landscape Committee members regarding a complaint in person.

Owners’ Responsibilities:

  • Strata owners are responsible for garden beds located within 3 metres of their unit and their Limited Common Property, as well as:
    • Garden beds, shrubs and grass that exist within their fenced areas, and
    • Garden beds, shrubs and trees that the unit owners (current or previous) have planted near their unit, but more than 3 metres away.
  • All fenced-in areas and the owner installed hedges, garden beds and tree beds outside fenced areas, will be maintained to a standard reasonably consistent with the surrounding LLE areas, which are maintained by the Landscaping Contractor.
    • This includes the fertilization, weeding, trimming, pruning of all these areas and plants as well as the edging of these.
  • Strata owners are responsible for the grass cutting and edging of any common property that has been enclosed by fencing around their unit. Owners are responsible for the grass inside their fenced areas, however, edging along the outside of the fences is the responsibility of the landscapers.
  • Fertilization, weed and moss control, and aeration of the grass within fenced areas will be the responsibility of the Strata and its Contractor.
  • Strata owners are responsible for the cleanup of any excess grass or clippings that may fall upon their home space, including patios and decks. The Landscaping Contactor will, in a reasonable manner, cleanup all clippings and trimmings from sidewalks, curbs, patios and roadways.

Yard waste:

Strata owners will follow the instructions as per the LLE landscaping rules for proper disposal of their garden waste. You are able to put leaves, grass and light yard trimmings in to your green garbage cans. If you have additional waste, follow these guidelines for what you may and may not put into our strata’s yard waste area behind the little fence across from unit 25.

DO NOT PUT THIS: in the yard waste collection area, because it is too heavy. You will need to dispose of this yourself.:

  • Sod
  • Dirt from potted plants
  • Dirt, gravel, etc.

YOU MAY PUT THIS: in the yard waste collection area:

  • Leaves, clippings (but they could go into your green bin)
  • Branches up to 1” in diameter (please put the branches further back in that area and the smaller stuff up front)
  • Plant stalks but not the dirt

The Landscape Contractor’s Responsibilities

Section 1: Lawn Care

This includes mowing and edging of grass, removal of grass clippings, and aeration of grass, as well as the removal of fallen leaves.

  1. Mowing and edging of the grass, and removal of grass clippings in all Lawn Areas will occur once a week from March 1 to October 31.
  2. The weekly mowing and edging, and grass removal may take place all in one day, or it may be spread over up to three consecutive days.
  3. The Contractor will endeavour to maintain a consistent schedule, however, it may shift from one day to the next if necessitated by precipitation. Council will endeavour to notify owners of changes in a timely fashion.
  4. The Contractor will only operate equipment on Monday through Friday, between the hours of 8:00am and 6:00pm.
  5. The Contractor will decide where to use a push mower, where to use a ride-on mower, and where to use a “weed whacker”, based on what machinery can cut the grass in each area.
  6. Grass clippings that are not picked up by the mower will be blown from sidewalks, patios, curbs, and roadways following grass cutting service. Reasonable effort will be taken by the Contractor to avoid having clippings blow onto an owner’s personal space (for example, patios, decks, windowsills).
  7. Rough Areas (those that have cuttable vegetation, but are not lawns) are each to be mowed once a month on a rotational basis.
  8. Fall Leaf Clean-up and removal will take place periodically from November 1 through to December 15.

Section 2: Trees and Hedges

This section includes pruning the trees and trimming the hedges listed below.

  1. Trees are to be pruned once a year to keep growth in check and maintain the health of the trees.
  2. Hedges are to be trimmed once a year to keep growth in check and maintain the health of the plants.
  3. All debris from trimming the hedges and pruning the trees will be cleaned up and taken away by the Contractor.

The 20 trees included in this section are:

  • The 11 cherry trees along both sides of the entrance way.
  • The 3 birch trees and 2 weeping willows near the lower pond, beside units #20 and 21 and the road.

  • The 1 dogwood tree in the grass area between units #26, 27, 11, and 12.

The 21 hedges in this section are highlighted in purple in the map below, they include:

  • Divider hedges between units in grassy areas and between driveways.

  • The long hedge along Gainsberg Road in front of units #1 thru 6.
  • The hedge around the generator across from units #3 and 4.
  • The hedge along both sides of the driveway leading up to the RV parking area and between the RV Parking and unit #15.
