Letter from your neighbours

Council has been asked to forward the letter below to all owners:

JULY 11th, 2026
To all Lighthouse Landing Estate Owners
From Unit #29, Jo Ann and Adrian Johnston
Subject: Proposal for Equality in Special Levies
Hopefully you are aware of the ongoing discussions taking
place as a result of the recent SGM in May, regarding funding
roof replacements. Adrian and I understand there are many
opinions on this issue and one in particular is a real
stumbling block. That would be the unit entitlement
calculation for strata fees as well as special levies. We are
bound legally by the strata act because of the way the
developer registered our strata originally.
The problem is, that most of the upcoming potential big
projects that we will have to fund, have absolutely
nothing to do with an owner’s habitable space. The
differences in footprint area occupied by our homes are
minor. We must face that we have roofs requiring
replacement, potential road repairs, septic system
management or upgrade costs and the landscaping
costs (sprinkler repairs) are the biggest item in our
budget.
At the upcoming AGM, we fully expect a resolution to be
put forward, to allow for equal contribution for special
levies, where every unit pays the same levies.
Regardless of the square footage inside our individual
walls, we all share an equal stake in the strata’s
common property expenses. This move towards a
shared community will work best when we contribute
equally to the shared infrastructure that protects
everyone’s property values. It is definitely not in our
best interest at all to fund these projects with ever
increasing strata fees.
Under the BC Strata Property Act, changing the method
of calculating special levies requires a unanimous vote.
This means every single unit in our strata must vote
“yes” for this change to pass.
If even one owner votes “no” or fails to submit a
proxy/vote, the resolution cannot move forward. If you
are unable to attend the upcoming meeting, it is
critically important that you provide a proxy form so
your voice can be counted.
If you have received this email, we would ask that you
ensure your neighbor has as well, as our council’s email
program may have missed some owners. Also several
owners have agreed to distribute our letter door to door
and via email if required.
Thank you for your time in considering this proposal. As
fellow owners our neighborly spirit and the recognition
that we are incumbent to support our shared common
goals in keeping our strata harmonious, well
maintained, and financially stable is paramount.
Your neighbors, Jo Ann and Adrian
