In order to help keep our Strata Corporation Insurance costs down, we would like to submit two things to our insurance broker:
- A list of the ages of the hot water tanks in each of our units. Insurance companies look favourably on stratas where the hot water tanks are under 10 years old. However, at this point, since our units were built between 12 and 15 years ago, we can only assume that all our hot water tanks are over 10 years old. Therefore, if you have had your hot water tank replaced, would you please respond to this email letting us know what the date on your hot water tank is.
The installation date should be on a sticker on the side of your tank, but if it is not, then you should be able to determine the manufacture date from the serial number. For example, if you have a John Woods hot water tank built prior to 2008, the first two digits in the serial number are the year and the second two digits are the month. If your serial number is: U0709413635, you can determine that the hot water tank was built in September of 2007. If you have a different make of hot water tank, you can Google it to find out how its serial numbers work. - We would also like to confirm that all hoses to dishwashers and washing machines are braided, not rubber. You should be able to look under your kitchen sink and see the hose that connects the hot water line to your dishwasher, and either behind your washer and/or under your laundry room sink to see the hoses that connect it to the water lines.
Please reply with confirmation (or not) that the dishwasher and washing machine water hoses in your unit are braided, not rubber. Thank you!
Also, in the event of a major claim, it would be of benefit to you to compile a list of Building Upgrades and Betterments for your unit (which would include your new hot water tank). This list will identify what is in your unit above and beyond the “basic model” for construction, so that you can ask the insurance companies to pay for those upgrades and betterments. If you send it to us digitally, we will keep on file. More info on Building Upgrades and Betterments and an excel worksheet can be found on our website on the Forms page. https://www.vis5801.ca/forms/.
