We hope to see you at the Special General Meeting on Tuesday, April 12, 2022 at the Bowser Legion. Please arrive between 6:45 – 7:00 pm to sign in. The primary purpose of the meeting is to discuss the proposed new bylaws and identify any contentious issues. There are also a number of resolutions to be voted on.
Our lawyer, Shawn Smith, will join us via Zoom between 7:30 – 8:30 pm. We have asked him to respond to the following questions submitted by owners:
- There is no wordage on the First Owners rights to rent their property. Should it be included in the Bylaws or is it covered adequately in the Strata Property Act?
- Proposed Bylaw 11 (11), which says all vehicles must be licensed and insured, does not include the concept of ‘not being unserviceable’, which is in our current bylaws. Should we include this concept to prevent derelict vehicles from being parked in the strata or is stating that vehicles must be licensed and insured adequate?
- The Strata Corporation is responsible for everything that it insures within the strata lot. The Strata Corporation insures all items attached to a building including: floor and wall coverings, and electrical and plumbing fixtures, but does not include items that can be removed without damage to the building such as: refrigerators, stoves, dishwashers, microwaves, washers, dryers or other items.
It has been suggested that the lists and descriptions in Bylaw 2 Repair and maintenance of property be expanded to make the owners responsible, as much as possible, for the maintenance of the inside of their units to minimize the liability put on the Strata Corporation. - If an owner is given approval by Council for a significant alteration that will require a ¾ vote at an AGM/SGM, can the owner start work prior to the AGM/SGM vote taking place with the understand that if it does not pass, they would have to restore the change to its original state?
If there are questions at the meeting we will ask him to respond to those too.
